We had an amazing time during our recent webinar (opens in new tab)! A huge thank you to everyone who attended and engaged with such insightful questions. Since we couldn’t address every question live, we’ve compiled some of the most common and important ones here. Let’s dive in:
Q&A Recap
1. What can I do to increase my tenant leads?
Several factors could be at play, including pricing, listing visibility, market demand, or property appeal. Make sure your listing is detailed, competitively priced, and features high-quality photos. Also, consider updating your description to better align with what tenants are looking for.
2. What type of insurance do landlords need beyond standard homeowners insurance?
Landlord insurance is essential—it typically covers property damage, liability, and loss of rental income. You might also consider umbrella insurance for extra liability coverage and requiring tenants to carry renters’ insurance. Furnished Finder has partnered with Steadily (opens in new tab) to provide you with insurance made specifically for monthly furnished rental owners. 3. What type of pet fees are typical?
Landlords can charge various pet-related fees, including:
Pet deposit (refundable)
Pet deposit (non-refundable)
Pet cleaning fee
Typical pet fees range from $100–$500 per pet, depending on location and property type. Check comparable listings in your area to determine a competitive rate.
4. How can I make my listing more appealing?
Boost interest by:
Using high-quality photos
Writing a detailed and engaging description
Setting competitive pricing
Collecting positive reviews
Keeping your calendar accurate and updated
5. Do we need to allow tenants the ability to have guests over at the house?
It depends on your policy. Many landlords set reasonable guest policies in their lease, such as limiting guest stays to a certain number of nights and requiring tenant notification for long-term guests. With Furnished Finder bookings, since you are using your own lease (find customizable, state-specific leases by our partner RocketLawyer in your dashboard here (opens in new tab)), you can set your own rules and terms for guests.
6. Do you have a template to politely (and legally) inform applicants they were not selected?
Yes! You’ll find legally compliant denial letters in your dashboard here (opens in new tab). Be sure to provide a fair reason for denial and follow Fair Housing Laws.
7. Are there any fees associated with using online payments through Furnished Finder/KeyCheck for rent payments?
Yes, KeyCheck charges a small processing fee, which is paid by the tenant.
8. Can international properties be listed on Furnished Finder?
Furnished Finder currently focuses on U.S. properties.
9. What’s the quickest way to access my calendar on Furnished Finder?
You can access your calendar directly from your dashboard: Edit Listing > Calendar. Bookmarking it for quick access is also helpful.
10. How do I manage check-ins and check-outs for different tenants in a multi-room rental?
Having a structured lease, clear communication, and a cleaning schedule can help. Consider staggered leases to avoid overlap issues.
11. Can Furnished Finder help improve my landlord profile wording?
Yes! A well-crafted landlord profile helps attract the right tenants. We offer guidance through our listing setup service (opens in new tab), but if you prefer to update it yourself, try looking at it from a traveler’s perspective.
