Damage Protection Plan: A Landlord's Guide

Tenant damage is one of the most common concerns for Furnished Finder landlords. Many rely on a security deposit for peace of mind—but when something actually happens, deposits can be difficult to manage and may not cover the full cost.

The Damage Protection Plan offers a simpler approach.

What is the Damage Protection Plan?

The Damage Protection Plan is a coverage program that helps cover accidental damage caused by a tenant during their stay.

If something is damaged, you file a claim and a licensed professional reviews it. The process is structured, transparent, and designed to be easy to follow.

It’s available directly in your Furnished Finder dashboard and powered by Rental Guardian - a company that has been providing this type of coverage to property managers for over 13 years.

What does it cover?

The plan helps cover accidental damage to your property, including:

  • Furniture and appliances

  • Walls, floors, ceilings, and windows

  • Pet damage (on pet-friendly listings)

  • Bed bug remediation

  • Host liability

Coverage is based on replacement cost, meaning it reflects what it costs to repair or replace today.

What isn't covered?

The plan is designed for accidental, tenant-caused damage. It does not cover:

  • Normal wear and tear

  • Intentional damage

  • Missing items without explanation

  • Damage before coverage begins

  • Claims without a signed lease

  • Early lease termination

If you’re unsure, it’s still worth filing—each claim is reviewed individually.

How much does it cost?

Plans are billed monthly, per unit:

  • Silver - $54.99/month: $2,500 content coverage, $300K liability, $300K real property, $5K bed bug

  • Gold - $64.99/month: $5,000 content coverage, $500K liability, $500K real property, $10K bed bug

  • Platinum - $74.99/month: $10,000 content coverage, $1M liability, $1M real property, $15K bed bug

You can also choose a No Deductible option for an additional $25/month, which removes the standard $150 deductible on content and pet damage claims.
