What is the Listing Performance Panel?

The Listing Performance Panel is a powerful dashboard that tracks key performance metrics for each of your paid Furnished Finder listings. The performance panel delivers property-specific insights, enabling landlords to monitor and refine their listings.

Key Performance Metrics Tracked

Here are the detailed metrics you’ll find. These stats provide a cumulative activity view starting from January 2022.

  • Eligibility (Since February 2024): This is the total number of days that your property has qualified to appear on our search map. You have the ability to temporarily hide your listing at any time; however, we advise against hiding your listing even if it’s currently booked, as travelers may be searching for housing far in advance.
  • Booking Requests: Track how many times travelers have requested to stay at your property.
  • Direct Messages: The count of direct inquiries sent to your listing.
  • Phone Number Reveals: The number of times your phone number has been revealed and viewed by potential tenants.
  • Matched Housing Requests: Housing requests that align with your property’s criteria, such as availability, price, or pet policy. Remember, these inquiries are sent to multiple landlords and properties.
  • Unmatched Housing Requests: Housing requests that didn’t match your property’s criteria due to factors like price, pet policy, or availability. These are also sent to multiple landlords and properties rather than sent to individual landlords.
  • Reviews (lifetime): Monitor tenant reviews and your property’s average rating. If you don’t have reviews yet, ask your past tenants!
  • Listing Activity (Last 90 Days): Evaluate your property’s listing performance based on listing views, saves/favorites, and shares. Note that these are cues of high interest.

For landlords managing multiple properties, the panel includes a dropdown menu for each paid listing, complete with the property address and/or unit number, making it easy to navigate between properties.

  • Optimize Listings for Better Results: Use unmatched housing request data to identify improvement opportunities. For example, if unmatched requests highlight a demand for pet-friendly rentals, consider updating your pet policy.

  • Enhance Your Listing’s Marketing Efforts: Metrics like page views, and saves indicate interest. Low engagement may signal a need for updated photos, descriptions, or amenities. (Note: Shares are rarely used, with less than 1% of weekly active users engaging with this feature. Keep this in mind when evaluating your numbers on this metric.)
  • Boost Reviews and Ratings: Positive reviews are vital for credibility. Encourage tenants to leave reviews post-stay! Many properties have no reviews, so yours will surely stand out with five star reviews!

How to Access the Performance Panel:

The Listing Performance Panel updates every 24 hours, in the morning. Landlords can access this data through their dashboard through the website or mobile browser. For new or recently reactivated listings, data may take time to populate as some metrics rely on a rolling 90-day period.
