Navigating Lead Types in your Landlord Dashboard

Furnished Finder is different than other online rental property listing platforms. We give you full control of booking your property, and take zero commission or booking fees. With Furnished Finder, you have access to unlimited leads as well as the ability for travelers to contact you directly.
In your Landlord Dashboard, you will have access to three different types of tenant leads. Each lead type has its own qualities that are important to understand so you can best connect with the tenants that are right for your property. Understanding the nuances of each lead type can help you effectively respond and convert inquiries into bookings. In this guide, we will take a closer look at the three main lead types you may encounter and provide tips on how to master them.
Direct Booking Requests
These are travelers with the highest interest in booking with you. These are hot leads that come directly from travelers who have specifically chosen your property and are ready to book. These are originated from your listing page, when a traveler clicks "Create Booking Request".
When you receive a direct booking request, time is of the essence. Respond promptly and enthusiastically, addressing any additional questions or concerns the traveler may have. Make the booking process as seamless as possible, and ensure all necessary information, such as rental terms and availability, is clearly communicated. By being responsive and helpful, you increase your chances of securing a confirmed booking.
These are the only lead type that go to only one property owner.
General housing requests:
You have everything this traveler is looking for, however this request may go to multiple property owners. These leads are generated when your property perfectly matches a traveler's specified needs. The traveler has filled out a housing request form detailing what they are looking for in a rental, and your property's qualities align with their needs completely.
When responding to these inquiries, it is crucial to demonstrate your reliability and attentiveness. Provide detailed information about your property, emphasizing how it meets the traveler's requirements. By being proactive and addressing the traveler's needs effectively, you can differentiate yourself from the competition and increase your chances of securing a booking.
This lead is distributed to all landlords that meet the needs of the traveler. It’s imperative you message quickly and thoroughly to maximize your chances at a booking. Remember that you can message through the Furnished Finder platform and can reach out via phone, text, and email as well (pending traveler details).
Unmatched housing requests:
You may be able to meet this traveler's needs, however you need to assess the compatibility. This request is sent to multiple property owners. These travelers have filled out a housing request form on Furnished Finder. Your property is a close match for what they are searching for. Take a look at their request and see if it’s something you can fulfill or negotiate. Details are highlighted that do not completely match what the traveler is looking for and what your property is offering. For example, if your property is a 2 bedroom, and the traveler has requested a 3 bedroom, you will see that detail highlighted. This helps you to determine if you can accommodate the traveler.
These leads present an opportunity for negotiation and communication. Although the traveler's needs don't perfectly align with your property, there may still be room for a successful booking. Adopt a flexible approach and think creatively to find solutions that meet the traveler's requirements. Offer alternative options or suggest changes to terms that can help accommodate their needs. Being open and adaptable can turn an unmatched housing request into a successful booking and potentially establish a long-term tenant relationship.
In all your interactions with different lead types, it is crucial to present yourself as a reliable and supportive landlord. Promptly express your availability and provide detailed and clear responses to inquiries. Be open to negotiating terms to meet the tenant's needs whenever possible. Furnished Finder values transparency and flexibility, and by embodying these qualities, you can build trust and attract more tenants to your property.
