I build operating systems for real estate businesses for a living. That means I spend a lot of time evaluating tools: what works, what doesn't, what sounds good in a demo and falls apart in real use.
Baselane is one of my favorites. And I'm not saying that because it's trendy. I'm saying it because I've been using it for three years in my own MTR portfolio (opens in new tab) and I still haven't found a reason to stop.
Here's the full story:
I jumped in way too fast
When I started my mid-term rental business, I went from reading about MTRs to managing 20 of them faster than most people would recommend. I was excited but ended up completely overwhelmed.
The first thing I did was ask other investors what tools they were using. Big mistake. I got a different answer from every single person, and nobody had one answer that covered everything. So I did what a lot of new operators do: I figured it out.
One platform for rent payments, another for banking, and another for bookkeeping. Three separate tools that weren't connected, didn't talk to each other, and required me to manually update information across all of them every time anything happened.
What Baselane actually solved
I found Baselane (opens in new tab)in the middle of that chaos, and it did something none of the other tools I tried could do: it handled multiple things in one place.
Rent collection, bookkeeping, and banking. All centralized into a single platform. Instead of three logins, three sets of data, and three places where things could fall through the cracks, I had one.
For someone managing 20 rentals across different markets while also running a business, that consolidation was significant. Not just because it saved time, but because it reduced the number of places where human error could show up.
That's something I look for in every tool I recommend to other investors: does this reduce the number of steps, handoffs, and manual decisions required to get the job done? Baselane does.
Three years later: what my operation actually looks like
Today I'm still self-managing properties in two markets. And Baselane is still running at the center of it.
A few things have evolved since I first signed up.
My VA handles the day-to-day inside the platform. She's on my account and manages the routine functions of the portfolio without me being in the middle of every transaction. I have full visibility. She has the access she needs to do her job. That's what a well-built tool should allow. Your team working inside the system without you hovering over every step.
We upgraded to Smart features (opens in new tab). The AI functionality in the upgraded plan has eliminated a meaningful amount of manual work. Tasks that used to require someone to sit down and process them are now handled automatically.
What the real estate industry has been missing
Here's something I say often: the real estate industry has historically been terrible at technology.
Landlords and operators have been patching together tools that were never built for them. Generic accounting software. Screening platforms designed for large property management companies. Payment processors that require workarounds to function for rental businesses.
Now, that's changing! And Baselane is a good example of what changes when someone actually builds for the operator.
The real estate industry now has a financial platform it can call its own.
What I tell investors who ask what tools to use
When someone asks me what they should be using to manage their MTR finances, here's what I tell them to look for:
Consolidation over collection. One platform that handles your core financial operations will outperform three excellent tools that don't connect. Every manual handoff is a place where time gets lost and errors get made.
Team access that actually works. If your VA or property manager can't operate inside the tool independently, the tool isn't working for you. It's working for you alone. That's not a system, that's a dependency.
Built-in automation. The best platforms reduce the number of things you have to manually decide or do each month. If a tool requires the same manual steps every single cycle, it's not saving you time. It's just organizing your manual work.
Designed for rental operators specifically. General tools require workarounds. Tools built for your use case fit the way you actually work. There's a real difference, and you feel it fast.
Baselane checks all four. And having it accessible through my Furnished Finder Landlord Tools means one less place to go.
Mid-term rentals reward operators who build real systems early. The investors I see struggle are almost always the ones who treat tool selection as an afterthought and find themselves three years in, still jumping between platforms, still losing time on manual work that should have been automated years ago.
My advice? Start with the right foundation. Furnished Finder (opens in new tab) is where I run my MTR business, and Baselane (opens in new tab) keeps the financial side running the way it should.
