Summit House in Sherwood- Big fenced backyard

Enjoyed our stay.

We enjoyed our stay, the landlord was very responsive to our needs. Our dogs loved the large backyard, and the neighborhood was quiet and comfortable.

Not as Advertised

I made the mistake of booking a place from out of state without looking at it first. Im sure this was a nice property worth the price of $2500 (still very expensive for the area) before the previous tenants. Unfortunately the tenants before me destroyed the home with what seems to be damage from hoarding, cats, and children. The owner was not honest about the situation before move in day, despite being fully aware of the state the home was in. I was notified at 8pm move in day by the local property manager about the state of the house. The house was destroyed when I arrived and I had to sleep there because I had just worked a 12 hr shift and had to be up at 4am for my shift the next day. If I had been given a warning I would have been understanding and made other arrangements while they renovated the house. I was just left without any options, which upset me. Me and my husband paid for hotel stays and dog boarding for 6 days while they cleaned the home. When we arrived back the home did not look much different at all. It may have been mopped ? We resorted to cleaning the home ourselves since we paid for the month. Once we started cleaning we found animal urine/ feces, food and urine stains in/on the couch, etc. The property manager said she would send a cleaning service over bi-weekly, pest control (ants and roaches), and power washing for the front of the home. Im not sure if these things just didnt get approved by the owner because none of that happened. Despite us cleaning the home, there is still a strong smell of animal urine in the bedrooms, laundry room. I think the floors may need to be refinished or replaced to eradicate the smell. We are only in Arkansas for a few more months so we were willing to stay and deal with it if the owner agreed to reduce the rent to a reasonable price for the inconvenience. He offered us about $2350 / mo to stay instead of $2500 / mo. I was floored by this because the home is not worth more than $1200 in the shape its in. Furnished or not. The furnishings of the home have all been destroyed and the only things replaced were one small couch and the beds maybe ? It looks nothing like the pictures here. The owner kept saying he would make it right, but his actions didnt reflect that. Im hoping the owner will take the time to put some TLC into this place before renting it out again.

Great place to stay and wonderful service!

We loved our stay in this lovely peaceful home! We loved the comfy beds, the location and the backyard for our dogs. We cant recommend it enough! It is located in a wonderful suburb that always felt safe no matter what time of day it was. Youre close enough to Little Rock that trips to restaurants down town were quick while maintaining the feeling of peace and quiet of the suburbs. And, if youre here for Little Rock AFB, its 10 minutes from the moment you step out the door until you get to the gate. Thank you so much for offering your home as a rental. We cant wait to come back!
