Caution
I would advise prospective renters to clarify expectations in detail before committing. The property is located directly next to the interstate, and the noise level is very high, which made it difficult to restespecially as someone working night shifts.
Kitchen use is limited to small appliances, which made meal preparation challenging. After I provided a 30-day notice to vacate, communication became increasingly difficult, including pressure around rent and scheduling showings with limited coordination around my work and sleep schedule.
There were also concerns regarding privacy and access to the room while my personal belongings were still present. Overall, this was not a good fit for my situation.
“Clarifying expectations in detail before committing” is excellent advice for both tenant and landlord. In this instance, through communications via email, text and cell, the tenant was clearly told that there is no kitchen in the unit, but rather what is described in the FF ad, shown in the numerous photos posted and documented in the rental agreement, the availablity of "small appliances" is correct. Even though this was made clear to the tenant prior to signing the agreement and traveling to this location, she brought a hot plate when she moved in and was upset when I, again, explained to her that there was no cooking allowed in the unit, that there was no place for cleanup other than the bathroom and cooking is prohibited by insurance for these rooms.
After 1 month , she gave me 30 days’ notice, announcing that she would be leaving after 2 months, not the 3 she had committed to in the rental agreement. I felt it was best and agreed but when the rent was due for the second month, she stated that her employer wasn’t paying her and she needed to pay the rent 5 days later than the due date. On that date, however, she paid less than half of the rent due, providing no additional payment or further explanation and when she left, the full amount was never paid.
As to “privacy and access”, a 24hr notice is required of landlords for Right of Entry for rentals. I asked the tenant to provide her work schedule so I could show the room to future renters. She gave only 2 dates and times, making it difficult for me to schedule viewings. Only 3 viewings were scheduled during the second month. She was given well beyond 1-3 days’ notice prior to entering the room for viewings and, yes, since she occupied the rooms, her personal belongings were, of course, present.
This is not a rural location. In the over 17yrs that I’ve rented this unit, those renting seemed to enjoy the convenient location with proximity to hospitals, businesses, shopping, easy highway access as well as what the city of Portsmouth itself has to offer.
After repeated requests, the rent, as noted, remained unpaid and when she left, the rooms were not cleaned, heavy furniture had been moved and not returned to their place and a number of items in this furnished room were broken or missing. “Overall”, this, needlessly contentious arrangement was not “a good fit for me” either.
