Nice neighborhood

This casita is located in a safe neighborhood & is close to good grocery stores and restaurants. The day before I moved in I was told it had been cleaned, which I suppose it had. I immediately saw filth and smelled pet urine upon entering the building. I spent many days cleaning the grime off of every single surface (inside and underside of cabinets, mold in the shower, washing machine, & even the paper towel dispenser, pet hair in the microwave, & MANY places that smelled of pet urine). The landlord was accommodating in allowing me to throw away the bathroom rugs that reeked of urine and reimbursed me for the cleaning supplies after several reminders. Eventually he replaced the urine soaked sofa sleeper with a dorm style futon. The water is extremely hard in Tucson & there is no water softener here. He still charged a cleaning fee of ~$80 and took over 3 months to reimburse the security deposit. The landlord was pleasant in all interactions although I was very frustrated overall.

Claire, I am so sad, but understand, that you feel frustrated about your experience in our Casita. Despite my best efforts, several things went wrong. As we discussed via text and emails, the tenant prior to you deceived me by having me come check the place just minutes after the cleaners she hired finished cleaning so the place looked good and smelled of fresh cleaning chemicals. I was duped into thinking it was clean. Bad people sometimes mess up even the best run places. There are a few key details of my response to your concerns that you did not mention. First, as soon as you informed me things didn't seem clean, I offered to have my professional cleaners come reclean the place at my expense, but you declined and asked to be reimbursed for the cleaning materials you purchased. Second, I left you a check to reimburse you for the cleaning materials less than 48 hours after you sent me the amount by text on 1/22. Third, the couch replacement was delayed because we first attempted to have it professionally cleaned on 12/7/23, and when that failed, we immediately ordered a new sofa to be shipped in, which then was delayed in shipping- Ugh! I did everything in my control to get that fixed rapidly. Lastly, on the cleaning fee and deposit refund. We had discussed via text your departure cleaning and you had approved via text on 5/29 for me to deduct that from your deposit. In light of the problems you had experienced, I paid 50% of what my cleaner charged and only deducted the $80 instead of $160. Once you informed me on 8/22 that you had not received the refund check I had mailed, I stopped payment on the lost check that day and used my wife's personal Venmo to electronically send you the refund the same day so you had the funds in your account before the end of the day 8/22. Things sometimes go wrong and sometimes several things go wrong in rapid succession. I feel bad that your experience was less than great and appreciate your statement that I'm responsive and accommodating as a landlord. I hope that my additional details and the knowledge that I paid 50% of your cleaning will help you feel less frustrated. Because of this situation, I have changed my policies and no longer allow departing tenants to hire their own cleaners. I only use my own cleaners so they are accountable to me if things are not cleaned properly. I wish you great success in the future! With respect, Jim Garrett

Excellent Rental

There really are no drawbacks, assuming you desire the location, which I did. I highly recommend for all it offers, which includes, for example: excellent Internet/Wifi, great appliances, large sink, great yard for dog. If you want access to The Loop, it is about one mile via Glenn or Craycroft. Many grocery options from Fry's to Trader Joe's. Nice privacy, given guest house/casita is located behind main house. Parking spot. Closet, which is big enough to store bike. TV, but a little too small, unless you have bionic eyeballs. Comfortable bed. Heater, if necessary. Comfy couch for lounging. As you can tell, it hits the mark for an extended stay.
