WORST LANDLORD IN MIAMI

Talk about walking into a NIGHTMARE instead of your new rental property after a whole day of driving to your new job. Upon arrival I fond this property FILTHY, UNKEPT, riddled with insects and SPIDERS and their webs. Clearly, there were no efforts were made to either clean nor upkeep the property which was evident by the holes in the wall and literal dirt on room doors. Furthermore, the landlord is EXTREMELY unreliable in returning your texts or calls. Additionally, if you want to adjust the temperature in your own rental that you are paying for you are not ALLOWED as the thermostat is locked in a clear box which you as a renter do not have access too. I could not even get myself to stay even for a night at the property as I felt UNSAFE and UNSANITARY for a stay. To add to insult how TERRIBLE this landlord is, he LIED about returning my rent as I tried to resolve the situation in a FAIR manner. PLEASE REPORT OMAR!

Im writing this response to clarify and correct the serious misrepresentations made in your review. You entered into a legally binding lease agreement, submitted a deposit, and asked for the unit to be taken off the market. I complied in good faith, declined other applicants, and prepared the unit accordingly. On your scheduled move-in day, you failed to submit the full rental amount as agreed, breaching the terms of the lease. Despite this, I remained professional and responsive at every stepeven as I received multiple aggressive and threatening texts and calls. I responded to each of them calmly and with respect. I have documented proof of this communication. You claim the property was unclean and unsafe, but you never actually stayed in the unitnot even for a night. The property was professionally cleaned prior to your arrival, and I offered a second cleaning at my own expense, which you refused. It is simply illogical to post such a detailed negative review about the condition of a property you never occupied. Due to your last-minute decision not to move in, I suffered significant financial loss, including two months of lost rental income. Real estate leases are legal agreementsnot casual reservationsand it is unreasonable to expect a full refund after breaching contract and failing to take possession of the unit. Contracts are made to be respected. When they are broken, there are processes, rules, and laws in place to address the situationmany of which I have followed, with legal guidance. Based on this experience, I would not recommend you to any landlord or property manager. Your disregard for the agreement and the financial damage you caused could be detrimental to other property owners. I take great pride in offering well-maintained properties and treating all tenants with fairness and integrity. Its unfortunate that this situation unfolded as it did, but I stand by my conduct and the steps taken to resolve it professionally.

Unprofessional

I signed a lease provided through Docusign on 2/12/25. Paid my deposit of $1000. Less estates you must give 30 day notice to cancel the lease. On 4/1 I notified Omar that I wouldnt be able to take hold of the property and he failed to answer the phone or reply to messages. The lease and as you see on here it states that the deposit is refundable. Please be aware I have not received my deposit or received any update.

A lease agreement was signed on 2/12/25 via DocuSign, which outlined the terms and conditions agreed upon by both partiesincluding the requirement for a 30-day written notice prior to cancellation. Your notification on 4/1/25 was noted; however, per the lease, a 30-day notice from the original move-in or lease start date was required to formally terminate the agreement without penalty. Additionally, while the lease does state that the deposit is refundable, it is subject to the terms of the lease agreement, which includes factors such as proper notice and adherence to the cancellation policy. Unfortunately, the cancellation was not compliant with these terms, and the property also incurred financial impact due to the unit being held and removed from availability.
