Beware-Terrible Experience

Rented from 3/25/25-7/21/25, Extended two weeks with permission of Landlord. He kept $590.00 of my deposit and attempted to change the terms of the contract after the contract was completed. Do not make any verbal agreements with this guy. Small Claims court Yavapai County Justice Court, J1303CV2025001627. A judgement was placed for him to return the rest of my deposit. Terrible communication and the washer/dryer are very rarely available for use. Many cameras present. Please save yourself from the hassle especially if you are from out of town. He will also try to send you an incomplete contract, do not trust this as when you arrive he will change the terms of the contract.

Beautiful Tiny House

H is a great landlord. He was flexible with my move in, as well as when I had to leave suddenly after a month. The house is so cute and the backyard is to die for it's a great deal except there's no oven, which was the only negative. Another positive was the option to join the club in the neighborhood with a swimming pool health club and everything for only $10.. Beautiful neighborhood hidden away and easy to access highway to wherever you need to go nearby..

Quiet

Property is nice. In a nice quiet neighborhood. You will feel safe. The studio is behind the main house. Its quiet and clean. Only issue a little too bright for night shifters lol but easy fix. The washer and dryer was not advertised so I didnt press the issue at all. I had to leave because my contract was cancelled so I was blindsided. I had no issues with anything other than the breaker tripped by the microwave and I told Harry and he fixed it. You have a hot plate and toaster oven as well to cook so youre able to do quite a bit. Its a beautiful area. This is a beautiful property. If you love outdoors too you will love where it sits, direct view of the mountains

do not trust!

Landlord was pleasant at first, I helped him with a yard sale and we got dinner a couple times. He stated he was willing to reduce my rent if I wanted to stay longer to half, I told him I was thinking more like $800 and we agreed. When it came to me leaving he stated he was keeping my $1000 deposit bc he reduced my rent for 2 more months which was never discussed. He will find any way to screw you over. The internet does not work, water pressure in shower is very weak, and he is never home to arrange a time to go in his house to use the washer and dryer. I suggest waiting until you get to the hospital that has rooms posted all over for $800-900 rent a lot closer! Which I would have done had I known he was keeping my deposit. He totally ripped me off. Do not recommend this landlord.
