Spacious and safe, but be aware of noise and strict policies

Lived here 12 months with my husband. The neighborhood is very safe and the apartment is spacious, featuring excellent furniture/appliances, great soft water, and its own water heater, HVAC, and dedicated Wi-Fi. However, future tenants should be aware of several issues: Floor insulation is minimal. The owners live upstairs; expect loud, heavy footsteps directly above the bedroom starting around 7 AM, plus intermittent noise from visitors/grandkids. There is a strict no-guest policy. The landlord is highly particular about furniture placement and exact unit condition. Despite working in-office 8-10 hours a day and maintaining the space well, we were still charged for minor wear and tear. Rent increases hit at the start of the calendar year, not at lease renewal. We were quiet, reliable tenants who always paid rent on time and even helped the owners while they were out of town. While the physical space is nice, the management style and noise levels may not be the best fit for everyone.

First and foremost, we would like to express our sincere appreciation for your business and for the opportunity to have you as tenants during the lease term. We genuinely valued the relationship and are grateful for the time you spent at the property. Thank you for sharing your concerns. We appreciate your feedback and would like to respectfully clarify several points before any conclusions are reached. Throughout the lease term, we made every effort to be considerate, responsive, and accommodating. While we understand your perspective, we do not believe that your comments fully reflect the overall circumstances of the tenancy. The rent increase and the requirement that rent be paid at the beginning of each month were clearly outlined in the lease agreement, which was reviewed and signed by all parties. These terms were established from the outset. In addition, we provided several accommodations and services beyond those required under the lease. For example, we allowed the use of storage space for approximately twelve months at no additional charge, even though comparable storage arrangements would typically represent a value of more than $600 for the lease period. We also assisted by receiving package deliveries when the tenants were unavailable and regularly helped with trash removal throughout the lease term. There were also instances in which certain lease provisions were not fully followed. These included parking violations, damage to appliances, and the introduction to the apartment of several tenant-owned furniture that was prohibited under the lease agreement. However, in the interest of maintaining a positive and cooperative relationship, we chose not to impose penalties or seek reimbursement for these matters. Regarding the concerns about noise, the apartment was constructed with double-floor insulation designed to help minimize sound transfer between levels. While we understand that occasional noise may have been perceived, we are confident that the specific disturbances described as occurring around 7:00 a.m. were unlikely to have originated from our household. We generally only receive visits from our grandchildren on Saturday afternoons, and there is limited activity in the residence during the early morning hours. Our objective throughout the tenancy was to provide a pleasant living experience and to be as accommodating as possible. We consistently made efforts to assist and provide services beyond our contractual obligations. While we respect your concerns, we believe it is important that any evaluation of the tenancy be based on the complete set of facts and circumstances. While we may have different perspectives on certain aspects of the tenancy, we appreciate the opportunity to have served as your landlords and value the relationship we shared during your time at the property. We are grateful for your trust and for the opportunity to provide your home throughout the lease term. Our goal was always to maintain a positive living experience and to be responsive to your needs whenever possible. We wish you and your family continued health, happiness, and success in the future. Thank you again for your tenancy, and we hope you look back on your time at the property with positive memories. We extend our best wishes to you and your husband in your next home and all future endeavors.

perfect for us!

If this were a rating system from 1-10, we would give this apartment a 10 with 10 stars! This unit is elegant, comfortable, quiet, cozy, and full of high end finishes. We were also impressed with the abundance of natural light!The owners definitely did not skimp when it came to creating this beautiful walkout apartment in this upscale, lovely neighborhood. The location is easy to get to medical facilities, grocery stores, parks and gyms. The Mall of Georgia and plenty of restaurants are nearby as well. We are looking forward to returning for future stays!
