The beach is literally just a flight of steps down my building. And while my beach doesn't have the direct beach view, you get a partial beach view from my desk. I'm also right in the heart of Downtown Long Beach so you're close to everything. If you avoid rush hour times, you're about a 30 minute drive into DTLA, or if you're taking the train, it's about a 45 minute ride into DTLA....
