Reviews
My first trip to LA for work was fabulous. I wasn't sure if this area was going to be a fit but it was quiet and clean considering its close proximity to Bev Hills. Gina and the space were tidy and clean. Almost too clean, lol. I didn't use the space much as I was out for work as I work in the entertainment industry, but while I was inside I had free rein of the space. She had a lovely desk area in the main living space which I used regularly to get a better view of the 9th floor balcony. Gina was a lovely gal and was super accommodating, we even grabbed coffee a few times before I left back to the east coast. She was so sweet with the invitation to return that I took her up on the offer. :)
I stayed at this property from Nov 17-Dec 3, 2024. I moved in Nov 8, 2024 and left for about 9 days to spend time with my family. While the property itself had some conveniences, my overall experience with the live-in landlord was mentally disappointing, disturbing, and exhaustingly stressful. Positive aspects: The location was convenient for my work. Concerns: Unfortunately, several issues made my stay uncomfortable and problematic: Blurred Tenant-Landlord Boundaries: I believe tenant-landlord relationships should remain professional. However, the landlord became overly dependent on a personal friendship with me, which created uncomfortable dynamics. While I tried to maintain friendly terms, it became clear that his dependency blurred boundaries, affecting the overall rental experience. For example, on her birthday she texted me and wanted to go out to her favorite place. Although I was exhausted from work, I saw her all dressed up and ready to go. I didn't even have to use the key to get inside the place, she had the door already opened. I felt bad she had no one to go with so I agreed to go join her at the Italian restaurant. Situation like this made it clear that boundaries were blurred, which ultimately made the rental arrangement uncomfortable. Disrespectful and Judgemental Behavior: Upon my arrival, the landlord told me not to wear my Trump hat, which made me feel uncomfortable and inappropriate comments that set the tone for an unpleasant living environment. However, I chose to overlook the comment and move forward in an effort to maintain a good relationship with her. Inappropriate and Unprofessional Behavior: The landlord often summoned me like a child to stand outside her bedroom door while she gave unsolicited instructions (i.e.g., how to shut the doors and dressers and pull on the blinds in the windows and how to this and that which should have been addressed in the beginning or before the signing of the lease. Instead Im finding out her rules along the way. On multiple occasions, she was partially dressed, knocking on my door and lying in bed which made me feel very uncomfortable. This behavior was unprofessional and disrespectful, creating a dynamic that felt inappropriate for the landlord-tenant relationship. Excessive Cleaning Fees: Upon moving in, I was charged $180.00 cleaning fee. MInd you, I just moved in and the place was already clean. I moved in Nov. 8, 2024. I left thereafterfor 9 days and returned Nov 17, 2024. So technically, I just moved in Nov. 17 and was charged a cleaning fee despite not being there during that time. Then I gave her two weeks notice on Nov 30, 2024 and was charged again another $180.00 on Dec 1, 2024. I paid my rent on Dec 2024 and moved out Dec. 3, 2024. Privacy Concerns and Invasive Behavior: Before moving in, the landlord reassured me that I would have my space and privacy. However, this was not the case. Cameras were installed in my living space. In addition, the landlord openlydiscussed her own psychological issues that made me feel even more uncomfortable and awkward as a tenant. Combined with the constant instructions on how to perform daily tasks, the lack of privacy, and lack of psycho-social boundaries, I felt it was impossible to continue living there on top of other things I was deeply concerned with such as my husband who has had mentioned and planned on coming up to spend time with me. But that was impossible since the landlord was making it harder to convince my husband that his visit will make him comfortable. Verbal Move-Out Agreement Reversal: on arrival to the place, the landlord verbally agreed that I could provide two weeks notice prior to moving out and relied on this agreement in good faith. However, during the two-week period, the landlord reverted to requiring a 30-day notice per the lease agreement, causing unnecessary confusion and financial strain. Unwarranted Charges and Insufficient Evidence: At move-out, I was charged over $500 for linens, towels, and a rug that I spilled wine and had hair color dye on towels . In addition, she charged me for a scratch on the wall that Ive never seen while staying there. While the landlord provided receipts purchased for these items, I was not provided cleaning receipts of the linens and paint job on the wall she claimed. I was charged for the wear and tear of towels and linens used. There are detergents that can remove wine stains and hair dye stains but was not provided pictures of the results on the cleaning of these items that she mentioned she tried to do. Otherwise I would have brought my own linens etc. I was unaware that using linens and towelswould result in additional charges. Insufficient Deposit Refund and Poor Communication: I only received $1000 of my deposit back with no clear explanation for the remaining deductions.Additionally, I was ordered not to contact her during the 21-day period required to process the deposit refund. Instead, I was instructed that she would contact me, which further delayed communicationand left me feeling ignored, dismissed, and uncertain about the status of my deposit. Prorated Rent Refund verbal Agreement: On Nov 30, 2024, I paid the full rent for December. After providing my two weeks notice, I asked the landlord for a prorated refund for the unused days. I even sent her a message regarding the prorated refund. While standing outside her bedroom door, the landlord was lying in bed and verbally agreed to issue the refund. However, she has yet to honor this agreement, adding to the financial strain and miscommunication. Accusations of Damage: On the day I moved out, the landlord, accused me of causing a tiny scratch on the wall, which I had not noticed during my stay. The timing and lack of prior communication about this issue seemed strategic and unfair. Overall Recommendation: While the property was convenient to my job proximity, my experience with this landlord was highly stressful due to lack of boundaries, invasion of privacy, excessive fees, and unprofessional behavior.I recommend future tenants to clarify all terms in writing before committing and carefully consider whether this living situation would meet your expectations..
I had the pleasure of staying at this property during my one-month neuro-ICU rotation at Cedars-Sinai, and I couldn't have asked for a better experience. The location is unbeatableright across the street from the hospital, which made my daily "commute" as simple as rolling out of bed, getting ready, and walking across the street. This saved me so much time and stress by avoiding LA traffic entirely. The neighborhood is incredibly convenient, with the Beverly Center just across the street (Target, CVS, great shopping) and Trader Joes down the block. Theres also a variety of fantastic restaurants nearby, making it easy to grab a quick bite or enjoy a nice meal. I didnt even need a car during my stay, which was a huge bonus. The property itself is clean, quiet, and safe. Having my own private room and bathroom was a great comfort. Gina, who lives in the unit, is so kind and respectful of your space. The building also has a small fitness center with all the essentialsfree weights, a bench, treadmills, and even a sauna. While its on the smaller side, it has everything you'd need. The balcony offers a beautiful view of the city, which was a perfect spot to unwind after a long day. Overall, this place was the ideal base for my rotation, and I would highly recommend it to anyone looking for a convenient, comfortable, and safe place to stay near Cedars-Sinai.
