Never Going to Use This Property

Three-month stay in this basement studio (May-Aug 2026). The unit matched the listing; the location is convenient. My review concerns the deposit. The listing advertises a refundable deposit of $1,800; the lease required $2,700 plus a $75 non-refundable cleaning fee. His checkout checklist told me to leave the linens for his team to wash, and never mentions the bathroom. I followed it. He then claimed $930-$1,415 in damages as estimated ranges. I disputed and asked for invoices. He replied invoices, receipts and photos were attached. Nothing was. Three weeks later the total became $1,735, above his own top estimate. He returned $965. $500 of that is a "deep cleaning" charge. His stated reason was loose hair in the bathroom, shown in photos - the same bathroom his checklist never asked me to clean. A further $760 is his own labor, with no invoice. All his receipts together total about $673. Photograph everything on move-in day; get all terms in writing.
