TENANT BEWARE
For anyone considering this listing, DONT. I was here for 3 months with my boyfriend and small dog. I broke my lease after not feeling safe here. I had my package stolen that had my prescription medication delivered after the post office falsified my signature. Packages being stolen are a common and known thing in this area. Causally see people doing drugs on the side of the street as there is a massive encampment under the highway close to the property. Be careful where you walk, used needles have been seen on ground. Be prepared to park on the street and alternating street parking daily or you'll being ticketed of $72. Street signs are spray painted and not visible for others to see. We were advised this but how can someone park when the entire block parks on one side and force others to park on the opposite side and get ticketed. It was either that or park your car on the side that gets broken into. This actually happened to the landlord while we were there as all 4 tires were stolen on the side "we can park". I've seen multiples cars broken into while being there. Noise was also an issue as we heard many people shouting and screaming. After multiple occasions of feeling unsafe, I advised them I was leaving earlier than the contract and paid the pro-rated rent. Thats when events turned. They were upset on how we felt about living there and even made it aware to me and my boyfriend that "they depend on the ADU to cover their mortgage". Regardless of circumstances, we left immediately. Getting our deposit was a hassle. I was overly charged for "wall damage" when it reality it was minor scuff marks and for cobwebs. A cleaning fee was also deducted from my deposit but believe no cleaning crew was present after move out as I was asked if the sheets were clean and the complimentary shampoo bottles were missing. It was never stated we needed to hold onto these bottles after move out. My boyfriend made them aware everything was stripped from the ADU so the cleaning crew can wash and clean everything. I felt I was nickeled and dime for everything and was also told by them "they heard wall scraping and banging on the walls regularly". Understanding after tenant use, there may be a scuff mark here and there unintentionally but to charge someone $350 for minors things is absolutely insane. When asked for an itemized receipt, I was only given the option to get a professional company being quoted only by pictures of $432 of an itemized receipt or have a their friend do it for $350 with no itemized receipt. As someone who has been using furnished finders for awhile, uphold the property with respect and come from a family on handyman work, the pictures that was sent to us of "damages" does not equate to amount of what we were told. I have never dealt with so much push back from a landlord but if you do consider on moving to oakland, please do extensive research as there is lots of theft and crime.
