Avoid this landlord and save yourself a lot of trouble

This was a nightmare. Landlord Basim (property is owned by his relative Mr. Issa) was disorganized. HOA paperwork was not given to us. The HOA wouldnt accept his emailed agreement (an invalid lease) that had illegal clauses. This prevented us from getting our mailbox key and proper gate access. Basim tripled the advertised deposit due to our short stay, then said many tenants dont stay long. The unit was dirty. Vacuum dustbin was full days after moving in. Candy wrappers, food debris, and dead roach were found underneath furniture. There were 3 live cockroach encounters. We had mold toxicity symptoms almost right away and replaced the dirty HVAC filter. Ductwork inspection revealed heavy visible build-up in ducts. Buildup was lab-tested to be mold. Basim hired a company that sprayed primer over the mold in the ductwork. Soon we were sick again. Landlord is an irresponsible, high-conflict individual that has no business being a residential landlord. Be warned, and avoid.
