Beware!

Had a wonderful stay from Dec 2025-May 2026 with my roomate and our 2 dos. Was in good communication with landlord Kate the entire time. We took excellent care of the property as I've stayed in many furnished finder properties because I travel for work. Upon move out Kate completely ghosted us and ignored our requests for an in person walkthrough and two weeks later sent us an email with her claims that the property was dirty beyond normal cleaning and we ruined her rug. She sent one picture of a rug with zero stains and no other proof proving her claims. She violated KY law by denying the right to a walkthrough to prove her claims. She kept $600+ of our deposit. We emailed back denying her claims but she proceeded to send over the $130 remainder of the deposit without our approval. We still haven't heard from her.

Sleazy landlord alert !!!

My roommate and I and our two dogs stayed at the Dayton cottage for 6 months. We loved the house and we felt we had a good relationship with the landlord kate and were expecting a seamless move out. As nothing in the home had been damaged and we made sure to sweep, vacuum and wipe down all surfaces before leaving. When we requested a walkthrough of the property for the refundable security deposits we received no response. After two weeks of trying to get in contact with Kate with no answer we received an email with a list of charges for additional cleaning supplies and labor. She also claimed a rug was stained beyond repair and attached a photo of a non stained rug! We immediately responded to her email disputing her claims as we were not granted a final walk through of the house to ascertain the accuracy of her findings which is under KY law. We were once again ignored! We were charged over $600 for an undamaged rug and additional cleaning labor.
