Property Was Not Move-In Ready Due to Roaches
Title: Roaches Were the Final Straw
Upon arrival, the displaced family found ghost ants, a broken bathroom fan, and an air-conditioning unit that was not working properly. The homeowner stated that she acts as her own exterminator and could not treat the ghost ants for approximately 11 days. The family considered these issues minor and was willing to work through them.
Later that evening, they found live German cockroaches. That was the final straw, and the family vacated within 24 hours. Roaches can require multiple treatments and can be carried home in boxes, bags, and belongings.
The homeowner stated, "This is Florida. There are going to be bugs." She also retained $4,000 and has been unwilling to return it. As of this review, the money has not been refunded. Based on our experience, I cannot recommend this property without proper pest treatment and completed repair.
The review left by Corey is only partially true and most definitely misrepresenting the events of this (non)rental. After an extensive process with this insurance claim placement company of multiple days and multiple phone calls, emails and text messages covering many specific questions about both my property and about the potential family they were attempting to place, I accepted the request for the rental, despite feelings of trepidation about this company seeming to be very new to this process. The family had a walk-through of the house with a local contact of mine a few days before the requested move in date. I was told the family was pleased with the house. There was another walk-through on the day they moved in with someone I do not have any information about, but assume was part of the placement company, who also took multiple photos both outside and, I assume, inside. On move in day, the family moved a large number of boxes and other personal items into the house over multiple hours. That evening, the husband texted me (and Corey) about the bathroom fan, the thermostat and the ghost ants. My response to these things was NOT as he stated in the above review. I did state that I do the pest control spraying myself and it is on a quarterly basis. The upcoming spray was scheduled for 11 days after their move in date. But, I told him I would be willing to have a local pest control company out there to look at things the next day and that spraying with Raid where they saw the ants would manage that at least for the time being. The thermostat "issue" was that the family said at 8pm the temp wasn't cooling past 74 degrees. The house had been unoccupied for 2 weeks prior and the temp is set to 78 when unoccupied. The outside temps had been over 100 for many days and on the day of their move in. The doors were opened and closed repeatedly for a significant amount of time (hours) while they brought things inside. Hence, the house was probably just taking longer to cool down. I also stated that I could have an HVAC company out the next day if by morning it hadn't cooled down. As for the "roach" issue -- the family sent pictures of 2 dead palmetto bugs -- NOT german cockroaches. These could easily have come in during their move in when doors were open throughout the house. As for the $4000-- the contract clearly stated a 30 day notification to me before moving out. They moved in and were unwilling to even discuss mitigation of any of the "issues" and moved out within 24 hours. I lost out on 3 other potential renters for the same time frame and keeping the one month's rent of $4000 was contractually and legally within my rights.
