Welcome to your slice of Spokane! My name is Brandon and I'm a Major in the US Air Force. I lived in this home for four years and put lots of care into this house. The house has a large backyard with a dog run/picnic area in back. An in ground sprinkler system, 2 fire places, 2 bedrooms upstairs and 1 bedroom downstairs, 1 bathroom downstairs and 1 bedroom upstairs. Pets are allowed but aggressive dog breeds are not.

Think twice before renting

I have rented for 17 years. This has been the worst rental experience I have had. The landlord held onto our $3200 deposit for a month over a stripped vent screw. This screw was like this when we moved in. It was used as justification for taking a long time to return our deposit over a simple fix. Communication during our move out and deposit return was extremely frustrating and stressful as he would take days to get back to us or ignore us all together. Another issue was the landlord's frequent presence at the house spending 8 plus hours there every other weekend which made it feel like we had no privacy and could not fully enjoy the rental. We paid our rent on time and left the house clean and in good condition. For a landlord to then hold onto $3200 without proper communication over a minor issue was stressful and unprofessional.

I'm sorry you didn't enjoy your stay Crystal but I think it's best to stick to facts. Lease dates 01 March - 31 May. - 12 March 2026 you notified me a portion of the fence was damaged during the windstorm - 31 March I coordinate to fix fence from 8am - 4pm on 4 April. You reply "yea for sure" - 4 April I fixed the fence. when I was ready to look at the washer after 8 hours on site you replied "okay sounds good thank you " - 9 April I coordinate to weed gardens and connect irrigation on 18 April. You reply "okay sounds good for the 18th!" - 9 April you ask to mow the yard instead of having a company do it because it works best for your schedule, despite my better judgement, I agree. I regret this decision later. - 18 April connecting irrigation takes 6 hours as I have to replace two cracked sections from the winter freeze. I mention I'll be back the next day to weed gardens and you ask "we are closing on a house and moving out end of May, is there any way that can wait until we leave?" I reply "no because it affects the rentability after you leave, Garden work at the beginning of spring is typical maintenance" you reply "ok. I guess where I'm getting at is we are paying a lot to have a private house and thought we wouldn't be disturbed. I have school, work, etc and juggling stuff with the dogs." I reply "Yes I agree, you paid for a private house. But not allowing me to do standard maintenance would be atypical by any standard and against the lease" - you reply "I'm not not allowing you to come do work, I'm asking if there was a way to hold off. I wish this was disclosed to us before we rented that someone would be over often. If you are able to get everything done today that would be the best scenario" (I've been over twice in 48 days) - 11 May you move out and request deposit immediately but I'm away out of state for work and I organized my schedule based on your lease end date. I cannot verify property condition. So I wait until I visit the property at end of lease. This is already too long but defending my reputation is worth it. I visited the property twice during your lease. The texts prove it. Your deposit was returned the second week of June. The lease states I have 30 days post lease end date to return it. (I really wish you could post screenshots in these reviews. To any potential tenants who read this, I'd gladly send the screenshots your way) Despite all this, I wish you well Crystal,truly. Lovely home & responsive landlord

We are currently staying in this home for 3 months. This house is in a nice location on the South Hill, close to shops, gyms, and downtown. The neighborhood is quiet and safe. This house is cozy and is perfect for our family of 5. The landlord has been very responsive to minor issues and inquiries. We look forward to staying here again.
