So, you’ve listed your property, started getting inquiries, and maybe even sent a few detailed responses… but no reply. Now what?
While it's tempting to expect a response from every traveler, it's important to understand how tenant leads work, especially unmatched housing requests. These messages are often sent to multiple landlords at once, and travelers usually only respond if they feel your listing is a strong fit.
That’s why your response, what you say, how quickly you say it, and how clearly you present your offer, can make all the difference. Here’s how to increase your chances of hearing back and moving the booking forward:
1. Speed matters, so respond quickly
Travelers are often working within tight timelines and reaching out to several listings at once. Whoever responds fastest often wins the booking. Aim to reply within 24 hours or sooner if possible.
2. Provide a clear, informative reply
It’s better to give travelers more info than less. When you first respond:
Confirm the property’s availability for their dates
Share your basic house rules or policies (pets, parking, etc.)
Reinforce what makes your property a good fit (location, amenities, move-in readiness)
Offer a next step: “The next step would be to complete a tenant screening. Would you like to move forward?”

3. Set yourself up for success
Travelers may not respond if they’re unsure your place is a fit. Make your listing stand out:
Upload high-quality, recent photos
Keep your availability calendar accurate
Clearly list what’s included: Wi-Fi, furnishings, utilities, etc.
Highlight location perks like proximity to hospitals, work sites, or universities
Be specific about laundry access, parking availability, pet policies, and lease length
4. Follow up with confidence
Didn’t hear back? A follow-up can make a difference, especially if done with purpose. You have access to all contact methods the traveler approved (text, email, phone, or platform messaging), so use what works best.
Instead of saying “Just following up,” try:
“I’d love to have you at our property! You’ll love the location and free parking. The next step is completing a tenant screening. Would you like to move forward?”
That kind of message is warm, confident, and moves the conversation forward.
5. Focus on consistency and clarity
Not every inquiry will lead to a booking, and that’s okay. The key is showing up consistently and clearly. Keep your messages helpful and tailored. Be responsive, highlight what makes your property a great option, and keep your tone friendly but professional.
Over time, this approach builds trust and gets results.
